Use a project range carefully
For 2026 planning estimates, a limited stabilization project might fall around $4,000–$8,000, while broader work can reach $8,000–$15,000 or more. Extensive underpinning, difficult interior access and related repairs can exceed that. These are budgeting estimates, not quotes. A contractor needs measurements and a support plan before a project total means much.
| Scope | 2026 planning estimate |
|---|
| Limited slab stabilization | $4,000–$8,000 |
| Broader underpinning project | $8,000–$15,000+ |
| Engineering or independent evaluation | $400–$1,200+ |
Find the cause before buying piers
Ask for a floor elevation survey tied to a clear reference point. Pair it with observations of doors, walls, drainage and prior repairs. An elevation difference alone does not establish recent movement: a slab may never have been perfectly level. The explanation should connect the measurements to the damage.
A below-slab plumbing leak can change support conditions. Clay can also swell with excess water, so lifting a low side without identifying a high side risks the wrong repair. Ask when plumbing testing or an independent engineer would change the proposed scope.
Access and restoration belong in the budget
Exterior excavation generally has different restoration needs from work through finished floors. Interior access may disturb tile, cabinets or flooring that cannot be matched easily. Landscaping, irrigation lines and patios can also be in the way. Get the access locations marked before signing.
Ask whether excavation backfill, concrete patching, debris removal and landscaping restoration are included. A basic patch does not necessarily include replacing the finished surface. Leave room in the budget for cosmetic work after the structure has been assessed and any planned stabilization is complete.
Make competing bids comparable
Compare pier type, quantity, placement and installation criteria alongside the total. A bid with fewer supports is not automatically better value, and a larger pier count is not proof of better engineering. Ask why the chosen system suits the loads and variable caliche conditions on your lot.
We connect homeowners with independent local pros for free; we are not a foundation contractor. Ask each pro for payment milestones, exclusions and warranty documents. Do not count drainage, leak repair or finish work twice if those items already appear in the project price.
