Budget by the damage, not just the square footage
These broad 2026 planning estimates are not quotes or measured local averages. A limited adjustment with sound framing may run far below a job needing new beams and joists. Whole-house floor area helps describe the property, but the amount of damaged framing and the crawlspace access often matter more. Ask what the allowance actually covers before comparing totals.
| Scope | 2026 planning estimate |
|---|
| Limited leveling or support adjustment | $1,500–$4,000 |
| Broader pier and beam repair | $3,000–$15,000+ |
| Extensive framing and support replacement | $15,000–$30,000+ |
Separate leveling from rebuilding
A low floor can come from settling supports, a cracked beam, decayed joists or several problems together. Shims cannot restore rotten wood. Ask for photographs identifying which members stay, which get reinforced and which need replacement. The scope should explain temporary support and how loads will be carried while damaged pieces come out.
Floor coverings can hide old repairs. Ask whether the price includes opening and closing access panels, moving insulation and replacing material disturbed during inspection. A cheap adjustment becomes expensive if the crew discovers inaccessible damage halfway through.
Crawlspace conditions change the labor
A tight crawlspace means slower work. Plumbing, ducts and wiring can block access to supports. Standing water, insects or damaged insulation may require separate attention before repairs proceed. In Lubbock, drought and renewed rain can move clay beneath individual pads unevenly; a level floor today does not prove the moisture problem has stopped.
Have the pro identify roof runoff, plumbing leaks and soil piled against vents. Ask for a drainage plan that fits the lot. Do not close vents or add a moisture system simply because a different house needed one.
Compare a complete written scope
Request a support diagram, quantities, replacement lumber specifications and the proposed lifting sequence. Ask whether plumbing tests, engineering, permits where needed, cleanup and finish repairs are included. Agree on how hidden damage gets priced and approved. A written change-order process keeps an uncertain crawlspace from becoming an open-ended bill.
